Computer Integrated Systems Design · Sandy, Utah

Steady books,
kept buildings,
systems that hold

BKF Management, LLC builds the integrated systems that sit underneath property operations. We work from a small ledger desk at 9249 S Tortellini Dr, Sandy - 84093-2511, United States (US), turning lease boards, rent rolls and vendor schedules into software that keeps running after the novelty wears off.

Our practice is deliberately narrow. We design computer integrated systems for buildings, not for slideshows, and every screen we ship has to survive a real Monday morning with real tenants. When a portal stalls, when a payment file lands in the wrong place, when a work order slips between two systems, that is the work we take seriously.

You can see how an engagement runs on the services page, or write to us directly and we will answer inside one business day.

Six rent cards, six working systems

Each card below represents a service line that we design, build and tune for property operations. They are deliberately different in size and placement because no two building portfolios carry the same weight. Read the fuller treatment on the services page when you want the detail.

Service 01

Property Systems Design

We map how a building actually operates, from the board on the wall to the ledger in the drawer, then design the integrated system around that shape. The result is a property model that staff recognise, with data fields that match the way leases, units and owners are genuinely described.

Service 02

Tenant Workflow Integration

Move-in packets, renewals, notices and statements all touch more than one system. We link them so a signature in one place updates the lease grid, the rent roll and the file index without a second entry.

Follow the tenant path →

Service 03

Maintenance Request Portals

Tenants submit an issue in plain language, the portal routes it to the right vendor, and the manager sees the whole story in one place. Every request carries its history forward rather than starting again at each handoff.

Service 04

Rent Collection Pipelines

We build the path a payment takes from the tenant to the bank to the roll, with reconciliation checks that catch a misapplied line before it reaches a statement. Late notices and receipts are generated from the same source of truth.

Trace the payment path →

Service 05

Vendor Coordination Consoles

One console shows who is assigned, what they quoted, when they are expected and what was completed. Vendor rosters, insurance dates and invoice status sit together so nobody has to call three offices to answer one question.

Ongoing Systems Support

After launch we stay on the retainer, watching integrations, patching connections and adjusting reports as the portfolio changes. Support includes documentation that a new staff member can follow without a call.

BKF Management, LLC opens its winter intake calendar for portfolios that need their lease board, rent roll and maintenance pipeline to agree with one another.

Why property systems fail, and how we keep them standing

Most property software does not fail because the screens are ugly. It fails because a lease signed in one system never reaches the rent roll, because a maintenance ticket is closed in an inbox rather than in the record, or because the vendor roster lives in a spreadsheet that only one person understands. Our work begins with those seams.

We start with a study of the building and the people who run it. We read the current lease board, the rent roll, the vendor schedule and the file index. We ask where numbers disagree and why. From that reading we draw the system outline: which records are authoritative, which integrations are one way, and which handoffs need a human review step.

Property Systems Design as the foundation

The first service line, Property Systems Design, sets the vocabulary for everything else. If a unit is called a suite in one place and a space in another, the integration will eventually break. We settle names, identifiers and ownership boundaries before a single table is created, and we document the settled model so your team can hold us to it.

Tenant Workflow Integration that respects the lease

Integration work is where a portfolio gains the most time back. Through Tenant Workflow Integration we connect the application, screening, signature and renewal steps so that a completed tenant action updates every dependent record. A signed renewal should close the old lease line, open the new one, adjust the rent card and note the file index without anyone rekeying a date.

Portals that tenants can actually use

A Maintenance Request Portal is only useful if a tenant trusts it. We design the entry form around the tenant vocabulary, keep photo attachments small and reliable, and send a plain confirmation that shows what happens next. On the management side the same request becomes a work item with an owner, a due date and a vendor link.

Money that reconciles on the first pass

Rent collection is the most visible test of any property system. Our Rent Collection Pipelines connect the payment provider, the bank statement and the rent roll, with matching rules that flag a short payment, a duplicate deposit or a tenant credit before it becomes an accounting problem.

How an engagement runs

Four working passes, each with a written output you keep whether or not the project continues. The pace is set by the size of the portfolio, not by an arbitrary sprint calendar.

i

Read the desk

We review the lease board, rent roll, vendor roster and file index as they stand today, then record where the numbers disagree.

ii

Draw the model

A written systems outline sets authoritative records, integration directions and the review points that stay human.

iii

Build and stamp

We build the portals, pipelines and consoles in stages, testing each against real records drawn from your own files.

iv

Keep the books

After handover, Ongoing Systems Support watches integrations, patches drift and keeps the documentation current.

Bring us a portfolio that will not reconcile

The conversations that go best are the specific ones. Tell us how many boards you keep, which systems already exist, and where the roll stops agreeing with the leases. We will reply inside one business day with a short set of questions and a view of whether we are the right desk for the work.

We answer every enquiry ourselves. There is no sales queue, no automated routing and no obligation to continue after the first call.
